Three Ways to Make the Most of Your Home Improvements

Ensure a Good Return on Investment

Depending on the home improvements you elect to tackle, they may not only enhance your personal enjoyment, but a number can potentially add value to your home. While we never like to entertain the thought of you leaving Traditions of Braselton, it’s good to know that some improvements mark a particularly good return on investment if you ever decide to sell your home. According to the Remodeling 2021 Cost vs. Value Report, renovations that hold the greatest value in the South Atlantic region of the U.S. include the use of manufactured stone veneer and a garage door replacement at 93% and 92.8% costs recouped, respectively. For recouped costs between 62.5% and 69.8%, consider window, entry door or siding replacements, a wood deck addition or minor kitchen remodel of $25k or less. For recouped costs between 45.6% and 59.8% of your investment, you’ll want to go with a master suite or bathroom addition, major kitchen or bathroom renovation, roofing replacement or the reimagining of your grand entrance. 

Follow the Trends

In addition to satisfying your personal tastes and sense of style, it’s also wise to follow the trends and potentially enlist the aid of a professional designer – even if in just a consultative capacity. In keeping with the latest farmhouse craze, white houses have been all the rage for some time now. Make a Smooth Transition

Traditions of Braselton prides itself in being a Design Standards Community. When you’re ready to move forward on any exterior improvements or room additions, you’ll need to gain the approval of the Traditions of Braselton Architectural Review Board. Simply visit TraditionsofBraselton.org, click on Document Center in the navigation bar at the top of the page, then scroll down and click on Architectural Review Board in the left-hand column. The listed documents are all helpful in outlining the process, but the document you’ll need most is the Modification Request Form. Print it out and complete it, then send it to Jenny Guess of CMA Communities at jguess@cmacommunities.com or drop it off at the Discovery Center – located at 401 Delaperriere Loop. You’ll note that the form outlines supporting documents you’ll need to provide, such as a copy of your property plat, paint samples, plans, renderings and more. By filling this form out in its entirety and providing all the necessary documentation, you ensure a smooth approval process. While it can take as long as 30 days to gain approval, by providing everything required the first time, your request could be approved much faster. Bear in mind that privacy fences are no longer permitted at Traditions of Braselton – only black aluminum fencing is allowed, and we will consider the colors of your neighbors’ homes when determining whether your requested exterior paint choices will prove a good fit.
